TAX IMPACT

Understanding the potential tax impact is an important part of evaluating the proposed Little Falls School District facilities referendum. The district is committed to providing clear, accurate information so taxpayers can review how the referendum may affect them.

A home valued at approximately $225,000 would see an estimated tax impact of about $15 per month if Question 1 is approved, and about $20 per month if both referendum questions are approved.

The bonds will be paid off over 20 years with a fixed interest rate. When combined with the district’s current outstanding bonds, the payments will be level over the 20 years without any inflationary increases.

How do I know if I qualify for the Homestead Refund?

In general, you may qualify if:

– Your total household income is less than $139,320

– You are a Minnesota resident or part-year resident

– You owned and occupied your home on January 2, 2025

– You file Form M1PR with the Minnesota Department of Revenue

Homestead Property Tax Refund Program

Some homeowners may qualify for property tax relief through the Minnesota Department of Revenue’s Homestead Property Tax Refund Program, which can help offset a portion of property tax increases.

The refund amount is based on household income and total property taxes paid.

If the referendum is approved, some homeowners may become newly eligible for a refund, or see an increase in the refund they already receive.

Ag2School Credit

The Ag2School Credit is a State of Minnesota program that helps reduce the cost of school facility projects related to agricultural property.

For the proposed Little Falls Community Schools April 14, 2026 Bond Referendum:

  • The Ag2School Credit is estimated to pay for approximately $5.446 million of the $43.825 million bond-funded project
  • This credit applies to agricultural land and buildings
  • The credit does not apply to the house, garage, or first acre of land
  • The Ag2School Credit does not increase or decrease the tax impact on non-agricultural property types
